Many of my clients have asked what my role is in a new home purchase. They know that builders are anxious to please, but how do they know when they've made a good deal? In a nutshell, it's up to me to make certain they have.
In Texas, there has never been a better time to buy new construction. With builders looking at lots of inventory, they are ready to deal with extras that would normally cost you money.
Builder representatives are usually very well trained and great sales people. They know how to extract the buying signals from people touring their models, and they are skilled at demonstrating how their product can fit the buyer's needs. They also know if and how the builder can tailor the purchase to meet specific design criteria for just about anyone's wish list. The builders I have worked with have been fortunate to have good staff on site with above average integrity, and I think my clients have received the best care available.
Even with that, I always remember who the salesperson works for, and it's not my client. It's not unethical to look out for your employer's interest, nor is it unethical not to disclose a few items that could have been included at no charge in order to make more money on a home sale. That's just business and it works the same way with the purchase of any big ticket item.
